A narrow crack around a window frame can let in far more than a draught. In exposed Scottish weather, failed perimeter seals can allow water into wall finishes, insulation cavities and structural junctions long before staining becomes visible indoors. What window resealing actually addresses
Window resealing usually refers to replacing the external or internal sealant around the perimeter of a window frame. This joint must accommodate movement between the frame and the wall, while maintaining a continuous barrier against rain, air and dirt. It is not simply a cosmetic bead of silicone applied over an old joint.
A proper reseal begins by identifying where the issue sits. Water can enter through failed perimeter sealant, damaged render, poorly detailed sill connections, blocked drainage channels or defects in the window unit itself. Treating the wrong area can make a problem look better without making the property more weatherproof.
There is also an important distinction between perimeter sealing and a failed double-glazed unit. Condensation or misting between panes normally indicates failure of the sealed glass unit. Why failed window seals create wider problems
The perimeter joint around a window is a working part of the building envelope. Frames expand and contract with temperature changes. Masonry, render and cladding move differently. Wind-driven rain repeatedly tests every weak edge, particularly on upper floors and exposed elevations.
When the sealant loses adhesion, water can track behind it. The visible gap may be small, but the route behind the frame can be enough to saturate nearby materials over time. Window resealing is therefore a preventative maintenance task as well as a repair. The right time to address a failing joint is before the surrounding construction needs repair.

Reliable resealing depends on preparation, material selection and clean application. Applying new sealant over loose, contaminated or failed material rarely produces a durable result.
Removing failed sealant cleanly
The existing sealant is carefully cut out without damaging the frame, glazing, render or surrounding finish. Any loose material, trapped dirt and residues must be removed so the new sealant can bond to sound surfaces. Where the joint is deep or uneven, backing material may be required to control the depth of the sealant and allow it to move correctly.
This stage takes care. Aggressive removal can chip painted frames, damage coated aluminium, pull away fragile render or disturb neighbouring finishes. The aim is a clean, stable joint, not the fastest possible removal.
Preparing the joint for adhesion
The substrate must be dry, clean and suitable for the selected product. Depending on the frame and surrounding material, this may involve specialist cleaning and a compatible primer. Silicone that adheres well to one surface may not perform the same way on another, especially where powder-coated metal, uPVC, painted timber, stone or porous render is involved.
Weather conditions matter too. Working on wet surfaces or during unsuitable temperatures can compromise adhesion. For external work, timing is part of quality control, not an inconvenience.
Applying the correct sealant
A professional-grade, neutral-cure silicone is commonly used around windows because it provides flexibility and weather resistance. However, there is no single product for every window, façade and substrate. The required colour, movement capability, exposure level and compatibility with adjacent materials should all be considered before application.
The sealant is applied continuously, tooled to the correct profile and finished with straight, consistent edges. This is where workmanship is immediately visible. A well-finished joint should be neat, fully bonded and proportioned to accommodate movement, rather than overly thin, lumpy or smeared across the surrounding surface.
External and internal seals serve different purposes
External perimeter seals are the primary defence against wind-driven rain and external air leakage. They need to withstand UV exposure, temperature change and regular weathering. Internal seals help manage internal air leakage, improve the finish around reveals and prevent warm, moisture-laden room air reaching colder gaps around the frame.
Not every window needs both seals replaced at the same time. If internal sealant is clean, intact and well bonded, external resealing may be sufficient. Where there are signs of draughts, damaged plaster edges or recurring mould, it is sensible to assess both sides of the opening.
For occupied homes, schools, offices and healthcare settings, internal work should be planned carefully to minimise disruption. When repair is enough and when further work is needed
Resealing is effective when the window frame and surrounding construction remain sound. It is not a substitute for repairing rotten timber, replacing a distorted frame, correcting failed render or resolving a drainage issue at the sill.
If water is entering above the frame, the cause may sit within a façade joint, roofline detail, cracked masonry or cladding connection. If a window does not close properly, has damaged gaskets or shows misting between panes, the remedy may involve window repair or glass replacement alongside sealing work.
A good contractor will be clear about this. There is little value in promising that a new bead of sealant will solve a problem caused by a failed component elsewhere. Accurate diagnosis protects the client, the building and the long-term result.

Window joints are highly visible and weather-critical, so this is not a job to judge on price alone. Look for a specialist who can explain the cause of the issue, identify suitable materials and demonstrate a consistent standard of finish. Public liability insurance, dependable scheduling and clear communication are equally relevant, particularly on commercial sites or multi-property programmes.
